Today's real estate market, at least the residential homes market on Boston's North Shore is like the weather in New England; if you don't like what you see just give it a few hours...

Friday, 10/16/2009: Believe it or not, we saw our first snow of the 2009 - 2010 season this morning with a moderate rain that mixed with snow in varying intensities covering everything in sight in Wakefield, MA and just some lawns and roofs up in Rowley, MA. By noon most of it melted away...

Some homes, like this morning's snow, are coming on and selling relatively quickly, especially those under $350K in the more desirable cities and towns.

The ones that don't in this electronic day and age have been either been hidden from public view or do not represent a reasonable value proposition given today's market conditions. IN other words price is still a key factor...

For sellers choosing the right broker, pricing the home correctly and readying the home for showings are some of the most important steps towards a sale in the usual 6 to 8 weeks time frame. Buyers on the other hand need to find a broker that can represent them 24/7 as the nicer homes move quickly.

Before viewing homes buyers should take care of all the "dirty laundry" tasks such as securing a preapproval from a lender that can actually close their loan in a reasonable timeframe and ideally has the cornucopia of loan products that fit the needs of a multitude of home mortgage clientele.
